One of the most common questions I receive from home-owners is: "What should I fix, repair or replace BEFORE putting the house up for sale?"
In my monthly E-Newsletter there is a very interesting article on this subject. Phoebe Chongchua discussed the list of items that should be repaired and return the best "ROI", or "Return-On-Investment".
The top three items are:
1) Clean and Declutter (578% ROI)
2) Landscaping improvements (415% ROI)
3) Home Staging (340% ROI)
Other important fix-ups include repairs to plumbing and electrical, replacing of carpets, painting inside and outside walls, and updating kitchens and bathrooms.

I totally agree with your post. I cannot say it enough, a clean house is a sold house.

it is fact firstly we must watch hiding all the damaged parts of your home. If something needs to be repaired or replaced, then you have to do something about it. Don’t lie and pretend that the house is in good condition when it is not. Also, be prepared to accomplish everything on your own.

Before you do anything, make sure you know exactly what you want. Jot your ideas down on paper. If you plan to redo the entire house over a period of time, put together an overall list of your renovation projects in order of importance. Changing plans in the middle of the project will cost money and cause headaches for you as well as the person doing the job.
